House to Home's team concept ensures that you have two sets of eyes trained on your property. You get the unique benefit of the experience and expertise of two qualified home inspectors which results in a more complete inspection in less time. You will make a more confident investment decision when you have a clear understanding of what it takes to make your chosen house into your forever home.
Buying a home is one of the most substantial investments any one of us will ever make. Your House to Home team works hard to ensure that you understand what you are buying and that you have a clear understanding of any defects or maintenance issues that arise during the inspection process. The inspection process is also a great time to familiarize yourself with the home and its systems.
House to Home reports are not limited to basic checklists, but contain written comments and summaries on the home and its systems:
House to Home reports contain detailed information on each system including the age, condition, and where possible, the life expectancy of particular systems.
House to Home Inspection reports include detailed photographs to provide further documentation of deficiencies and to help clarify exactly what and where deficiencies were found. This helps the parties identify and communicate what repairs are required or desired prior to closing.
An inspection contingency will most likely be part of any contract you get when selling your home. Worst case, if your buyer is unhappy with the results of the inspection, he/she can exercise their right to back out from the deal and keep the earnest money they paid. Even if they choose to move forward, they will use their inspection report to negotiate price reductions and/or seller paid repairs.
A pre-listing inspection will give you some control as you will be armed with the information you need to choose if and how you make repairs. Handling this up front will ease the stress of contract negotiations.
No home is perfect - not even new construction. We recommend a two phase inspection. The first phase pre-drywall; specifically so we can see framing, plumbing and electrical and get any deficits fixed before they are covered by drywall. The second phase is right before your final walk through.
Radon is an invisible, radioactive gas created from natural deposits of uranium and radium in the soil. All of Colorado is considered to be at high risk for elevated indoor radon levels. Radon is a Class A carcinogen. Radon testing is available by itself or as an addition to your inspection. Remember, all homes can be fixed.
Your new home will most likely come with a 12 month warranty. We can help identify and document any warranty work that is needed thereby easing your negotiations with the warranty company.
We recommend having your sewer line scoped no matter if your home is newly constructed or is ready to join the historic register. Inspections House to Home works with third party techs in order to provide you with the best information available.
With an extensive background in commercial construction, Inspections House to Home is uniquely qualified to inspect your commercial property. We offer foundation to roof inspections; manage subs and pull together professional documentation for due diligence and negotiations.
Inspection costs are based on square footage of the property; but a typical inspection is about $300.
